Eviction notices are served on the following business day after receipt by the Civil Process Unit. Upon receipt of a Writ of Restitution, an appointment for the move-out can be scheduled.  It is the responsibility of the landlord/agent to call and schedule an appointment. Appointments are set based on first time availability as staffing allows. Please remember that appointment times during peak periods (December and May) may be two to three weeks later.

If tenants vacate the property prior to scheduled appointment, please notify the Unit so that the appointment can be canceled.

Evictions are only done during the week and during daylight hours.  A deputy will stand by for one hour to keep the peace.  At the time of the execution of the Writ of Restitution, the landlord, owner, manager or their representative will be responsible for access to the property and to provide adequate manpower, bags, boxes and any other supplies necessary to remove contents from the dwelling.  The eviction may be cancelled if the landlord or agent fails to arrive or provide adequate manpower to complete the eviction in one hour.  Abandoned pets found during an eviction will be turned over to Animal Control.

The Sheriff's Deputy in charge of the move out will designate an area on city/county/state property where the defendant's possessions may be placed.

Removal of a mobile home requires the landlord to arrange for a tow and qualified personnel to remove skirting and make the needed disconnection at the landlord's expense.  No mobile home can be towed without meeting Colorado State Statutes applying to movement of mobile homes on public roadways.  The landlord is responsible for having a specific location to store the mobile home.  Such mobile homes may not be placed on the side of public roadways.

We also suggest that the locks be changed to protect the property from re-entry by the defendants and to protect new tenants.
